Proactive management of bond-funded community center

O’Connor was selected as the Construction Manager for the renovation/seismic retrofit and addition of the City’s community center. The 15,000 SF community center project involved seismic, accessibility and life safety upgrades, and interior / exterior / MEP renovations.

The community center includes a theater with flexible seating for 105, 3,473 SF Social Hall, 3 art classrooms, and offices. It was also designated as one of the City of Berkeley’s Care and Shelter facilities in emergencies.

Cost management and change order review remained a critical component to this project’s success. Unforeseen conditions due to the age of the project, as well as Owner additions, required OCMI to use our expertise in cost to analyze and negotiate these scope changes.
