Supporting AE Team During Change in Delivery Method

OCMI was retained by Richard Kennedy Architects to provide comprehensive preconstruction services and to analyze the drawings produced to limit risk and promote biddability while changing from Design-Bid-Build to Design-Build with Bridging. We provided risk analysis, CPM schedules and phasing plans, due diligence reviews, cost estimate peer reviews, and value engineering recommendations for the new US Consulate Compound in Hyderabad, India.

Our due diligence services also included a detailed constructability, buildability, and biddability report, which provided an in-depth analysis of the plans, specifications, local factors, and procurement considerations. The team updated, reconciled, and added to the project risks and produced a new risk register.

OCMI’s baseline CPM construction schedule and phasing analysis provided insight into manpower, crew flows, cash flow curves, durations, logistics, phasing, and sequencing while incorporating OBO review periods, design phases, early work packages, commissioning, and the accreditation/certification processes.
