The first new building in the CSU system delivered through Collaborative Design-Build

OCMI provided construction management and preconstruction services for San José State University’s Campus Village Phase 2 (CV2), a new 10-story, 192,895 SF student housing development. Building on the Collaborative Design-Build approach first implemented on SDSU’s Zura Hall renovation, OCMI supported the procurement of CV2, the first new building in the CSU system delivered through Collaborative Design-Build. Developed specifically for CSU, the Collaborative Design-Build approach is a variation of Progressive Design-Build and shares many of the same principles, including early design-builder involvement, qualifications-based selection, and collaboration among the owner, designer, and builder during design and preconstruction. OCMI’s early services included development of the RFQ/RFP and contract modifications, establishing the framework for the collaborative delivery process.

Delivered by Sundt Construction with Solomon Cordwell Buenz, the $126 million project provides 850 beds along with common study rooms, lounges, a multipurpose room, a recreation room, and other residential support spaces. OCMI continued to provide construction management services through project delivery, extending its early experience with Collaborative Design-Build from a major renovation at Zura Hall to the delivery of a new high-rise student housing facility.
